Constructability study on using access floor systems for office building fitout in Australia

Problems and significant influence factors (SIFs) associated with the application of access floor systems in Australian office buildings were presented in the CRIOCM 2006 Symposium. The paper further investigates these SIFs and problems and unearths a range of project level critical factors (PLCFs) pertaining to the AFS fitout design, construction, operation and maintenance, which provide a checklist for the project team to review in the project delivery process. Following the twelve constructability principles proposed by Construction Industry Institute, Australia, the paper integrates the SIFs and the PLCFs into the delivery process of the AFS fitout and the whole project. The outcome of the research will enhance the project constructability and minimize problems in the AFS service performance.
